Waterfront Toronto partners with Quayside Impact Limited Partnership
Goodmans LLP advised Quayside Impact Limited Partnership (“QILP”), a partnership between Dream Unlimited and Great Gulf, in connection with Waterfront Toronto’s international search for a development partner for the Quayside lands on the Toronto waterfront including the request for proposals process and the negotiation and execution of project agreement with Waterfront Toronto confirming QILP’s selection as Waterfront Toronto’s official development partner.
The Quayside Site is one of the last remaining undeveloped site on the central waterfront. Dream Unlimited and Great Gulf Group (QILP) propose to transform Quayside into a mixed-use, mixed-income community that once complete will be Canada’s largest all-electric, zero-carbon master-planned community and will be home to about 7,500 people and 1,600 jobs. On February 15, 2022 Waterfront Toronto announced the selection of QILP as the Preferred Proponent and on December 9, 2022 the Waterfront Toronto Board approved the project agreement confirming QILP as the Development Partner.
Goodmans provided legal and strategic advice to QILP on numerous facets of the proposal and agreement process including from a development prospective issues related to zoning entitlement, subdivision, parkland and development charge matters and advice related to the significant process for the provision of affordable housing in Quayside.
